Roofs, Refinance, and Romance
On this episode we are going to give you a very broad range of topics, including ghosts, roofs, a romantic event for the ladies, and much more! I'm joined as always by "Diva" Danielle Williams, and Tom Ross with Bay Equity. We also have Jen the Builder! First, Tom talks about six common mistakes when you refinance a home. There are so many areas that are critical - these unfortunately these happen all too often. Six Common Mistakes When You Refinance * Not comparison shopping * Looking for zero percent interest * Taking too long to make your decision * Not having paperwork organized * Forgetting about mortgage closing costs * Not being patient Our Social Community Director (The Diva) tells us about a romantic setting at Pomo in the Biltmore area (directions here). Tim Jones is a wonderful musician that plays there Friday nights from 5:30pm to 8:30pm. You can catch him at the Biltmore Fashion Park at 24th Street and Camelback. Danielle also talks about an organization called Finding My Shoes, run by Brenda Combs. They help supply goods and services to the homeless in the Valley and they need your support. They're located at 5701 West Hazelwood, Phoenix, AZ 85031. We also talk to Jen the Builder (Instagram). She's a female general contractor that works here in the Valley and she's an amazing wealth of knowledge. Today we'll talk about roofing. You're going to be shocked at some of the things that happen. Jen will tell you what to watch for when considering a roof type, what to ask when subcontracting the work, and much more. You can get much more at her website at JenTheBuilder.com, or call 480-925-2995. And I tell a scary ghost story about my condo! I wouldn't have believed it if there weren't two different, very strange incidents...

We'll talk to Tina Tamboer (currently in Colorado) and That Market Report, and Tom Ross of Bay Equity (currently in California) talks about the importance of your credit score when you're in the home buying process, and how paying off credit cards might not necessarily help your credit score! Fun Things To Do "Diva" Danielle has a really wonderful deal on a Segway tour! Segway Tours in old Town Scottsdale are located at 11445 E Vía Linda, Scottsdale, AZ 85259 Our Charitable Cause of the Week Happily Ever After League (HEAL) is a non-profit organization founded by Lauren Daniels, who was diagnosed at the age of 35 with breast cancer in 2004. As a mother, Lauren felt there needed to be some resource to lean on during incredibly difficult times like that. She created HEAL to help mothers and their families immediately when they find themselves in these circumstances. Their needs are pretty simple; non-perishable food donations are essential for helping moms and their children - visit their website, follow them Instagram and on Facebook - they basically encourage anything to support these moms and their families.

Our Interview with Jen the Builder!
On today's episode I sit down with Jennifer Arias, better known in the Valley as Jen the Builder! Ladies, if you're looking for an inspiring story, look no further. Jen is from a small town in Arkansas, and realized her skillset had a great application in the world of contracting. Jen prides herself on being honest and up front with those looking for contracting help - even to the point of recommending that the person acts as General Contractor on a job themselves. She also talks about * How she learned to value her skill set and put it to work in the marketplace * The importance of submitting permits * The particular challenge to working on a condo * An incredible story about some terrible work done on a property (she also shared photos of it on her Instagram account, here) * The importance of a pre-construction contract. This is a huge benefit to both parties for a remodel. Jen started her full time contracting in 2018 and hasn't looked back. Go to JenTheBuilder.com and you'll see some incredible photos of remodel and builds she's done as a general contractor. Tom Ross of Bay Equity did the heavy lifting as the host of the show while I sat down with Jen and did the interview. We also have That Market Report of course with Tina Tamboer who will share even more good news about how quickly things are recovering since the Coronavirus outbreak. Is it going to last? We'll make sure to keep you posted every week.

The Light At The End of the Tunnel?
Today's show is full of facts, fun, and most importantly good news! I start off with the strangest story of the fire department coming out to my house just because the smoke alarm was beeping (okay, the story is way more than that). Tina Tamboer is the market analyst for The Cromford Report and has some really interesting data that shows real light at the end of this tunnel! Tom Ross talks about what he's seeing in the lending market and how taking advantage of lower interest rates for the foreseeable future is a really good idea. We talk about what we've all been experiencing in the later stages of the first "phase" if you will of this pandemic, and three things we've each learned. We'll talk about what you can do to prepare yourself for a purchase as well. And maybe...JUST maybe...Brian (our producer) has come up with a good nickname for Tom Ross!

COVID Crisis Series: Beware of the COVID-19 Market "Experts"
So we’re into this a month, a month and a half. Many people are confused and frustrated. Outside of some of the tips in today’s episode…my best advice is get off social media! Not only are people fighting with their friends but you’re getting hit with a bunch of misinformation from so called “experts”. We all know how the algorithms work, you search one thing….you get a bunch of ads and offers about the same thing. It’s no different than info on the Coronovirus virus and we’ll talk about a few articles in particular that are flashy headlines that use the word “crash” among others. Wait until you hear what constitutes a crash in the real estate market! First, if you need help paying your mortgage contact your lender now! Many are doing deferment plans – and Tom Ross will tell you exactly what might and will not be reported to the credit bureaus. There is some local help as well that was set up during the housing crash from the late 2000’s. The “Save Our Ho…

COVID Crisis Series: 019 - Prices Are Not Dropping in Arizona
On today's show we discuss the ongoing COVID-19 crisis and the impact on the real estate markets. Some really interesting numbers are coming out and you don't want to miss Tina Tamboer's analysis of the Arizona real estate market! If you watch the news you could be quick to assume that every single part of the real estate industry is in freefall; and in some areas there are challenges - no question about it. But as you'll find out in this episode, for the most part prices are not falling for real estate. High end real estate purchases by investors are about the only area where the buyer is completely stepping aside - and this is creating an interesting (and positive) dynamic in the market. Tina and Tom talk about home affordability and what that lack of price "run up" does for the average homebuyer. Share this with friends - especially those who are buying or selling! It's important to keep a level head in times like these. We also talk about what we're doing in our spare time with…

COVID Crisis Series: Can I Skip My Mortgage Payments?
In this episode we'll talk about everything you need to know about forbearance and deferment, but we really need to reinforce this important fact: REAL ESTATE PRICES AREN'T DROPPING. I'm Dianne Brennan and I join Tom Ross with Bay Equity, and Tina Tamboer, data analyst with The Cromford Report to bring you the latest on home values, and what is and isn't being affected during this time in real estate. Tina talks about a very slight adjustment in pricing from sellers who had active listings. The suggestion here is that this is a "pause", not a crash. Save Our Home AZ An incredibly important resource for those with mortgages in Arizona affected by the distress in this current environment. It actually has been around since the 2008 mortgage crisis and is a great help. Visit https://housing.az.gov/save-our-home I have a showing with the owners currently occupying the property. Their approach is not to show unless they have a contract. I'll talk about that approach and options using Mat…

Episode 17: COVID and Real Estate
On this episode of Own It Girl, we're discussing COVID-19 and real estate. We’re going to give you a clear idea of how bad it is…and more importantly how bad it is NOT. We'll give you up to date information on how things are being affected and conducted in real estate here in Arizona. Our clients are the most concerned about prices and I'm sure you are concerned as well. We'll get to the bottom of that with Tina Tamboer and the Cromford Report. You may be surprised with how little they may be affected. Some of the areas of buying and selling in this marketplace we'll touch on are; * People whose leases are coming up and need a place to live * Showing listings to vacant vs. occupied locations * How my sellers have no problems selling (depending on whether the property is occupied or not) * What opportunities exist for buyers out there and at what price points We'll talk about the use of technology to help overcome the social distancing factor, the public "shaming" that i…

How Much Do You Save? What Is a "point"? There is a discussion about what the market means right now, with the dynamic of Coronavirus, which is not likely to stop having an effect on sales. We discuss an easy way to figure additional payment based on a simple calculation you can do in your head (it's only a 'rough' estimate but it helps). We also break down some key zip codes in the Valley and available housing supply in the Cromford Report. Key Questions Tom Ross with Bay Equity Reviews * What affects interest rates * What is a "point"? * When should you refinance? Is it a full percentage point? How dependent is it on the no-cost aspect of a refinance? * With rates wh…
