Property News: New Economy Plan & Will Landlords Pay Less Tax?
A new Winter Economy Plan sees the Government try to support tenants and those affected by COVID-19 pay their rent in an attempt to combat the £437 million of lost landlord rental income. Predicted changes to Capital Gains Tax regulations could now be a net benefit to landlords as it is proposed that tax is only paid on capital gains above the rise in monetary inflation and more in this week’s Progressive Property weekly news update with your host, Kevin McDonnell. With the end of the furlough scheme predicted to cause many household difficulties in paying rents these measures will help to combat this as private landlords across England have faced rental losses of up to £437 million as a result of COVID-19. The Government should follow hardship loan schemes set up in Scotland and Wales to help support tenants to pay their rent as a result of the COIVD-19 pandemic and landlords are now seeking out Government-backed tenant income to ensure rent is paid through schemes such as supported living and housing benefits. Landlord Today: Capital gains tax changes could result in landlords paying less, not more tax. Historically capital gains tax is not applied on all profits, only those that are above standard measures of inflation. If the Government is to reform capital gains tax regulations then they need to reintroduce a form of inflammatory relief, meaning a potential benefit for most landlords that purchased property in the 1990s and 2000s. Progressive Property Community News & Discussions   What do you do when a property purchase is down-valued? There has been an upsurge in property prices due to furlough, people moving out of the cities, an influx of foreign money coming into the UK, stamp duty holidays etc, however, lenders who value the property are concerned about a downturn in the market in 2021 and are assessing the property from a safe loan to value metric, not simply how much is the property worth. Also, remember that if you’re purchasing a property and it is downvalued that is a net=benefit to you as the investor. BEST MOMENTS “The Government should follow hardship loan schemes set up in Scotland and Wales to help support tenants to pay their rent as a result of the COIVD-19 pandemic.” “A lot of landlords are looking for Government-backed income through new schemes such as supported living and housing benefit tenants to ensure rent is paid” “You’ve always got to have income coming in no matter what is happening in the current economic climate.” “There are interesting times ahead with how the Government is going to try to recoup all of that furlough money.” SUBSCRIBE TO THE A NEW INVESTMENT SERIES Episode One: How to Perfectly Invest £10,000 | The Best Stocks | Property | Gold & Classic Cars Watch Live On The Progressive Property YouTube Channel Every Monday At7PM Tiny.cc/PPTV Listen To Audio Recordings On The Money Podcast bit.ly/moneypodcastitunes ABOUT THE HOST Kevin McDonnell is a Speaker, Author, Mentor & Professional Property Investor. The Proposed Capital Gains Tax Changes And They Could Affect You
In this week's show Simon talks about the Chancellor's proposed changes to Capital Gains tax, which are being considered in order to help alleviate the strain put upon the economy by the COVID financial measures, and the impact that these changes could have upon you as a property investor.   KEY TAKEAWAYS   Capital Gains Tax (CGT) is the tax you pay when you have a property that isn't your own residence, and which is sold for a profit. This increase in value is taxable. You will have a Personal Capital Gains Tax Allowance each year, which is currently £12,300. If you have a partner, then you both get this allowance. Sometimes it can be far more financially viable to hang on to a property rather that sell it and pay CGT from the small remainder. The government are quite happy for you not to dispose of the asset during your life, as when you die, the Inheritance Tax your family will pay is far higher (40%). This is why it can actually be far more beneficial to never pay off your mortgage.   BEST MOMENTS   'Taxes do change, and it's important for you to keep up to date' 'If you never sell a property, you never have to pay Capital Gains Tax' 'Do you really want to pay off your mortgage?' 'It's so important to get your head around the way tax works, as it may influence the way you invest'   VALUABLE RESOURCES   To access more free Creative Finance Strategies visit www.creativefinancetraining.co.uk    Property Magic: How to Buy Property Using Other People's Time, Money and Experience by Simon Zutshi   To find your local pin meeting visit: www.PinMeeting.co.uk and use voucher code PODCAST to attend you first meeting as Simon's guest (instead of paying the normal £20). iphone:  http://bit.ly/pinAPP1 Android https://bit.ly/pinAPP2   Register at Mindset For Property at - www.mindsetforproperty.co.uk    ABOUT THE HOST   Simon Zutshi, experienced investor, successful entrepreneur and best-selling author, is widely recognised as one of the top wealth creation strategists in the UK. Cash is Outdated: NEW Forms of Currency
Most people think that you need cash to start and grow your business. WRONG, there are many things far more important than cash and in today’s episode of The Money podcast, Rob shares with you 7 key fundamentals for building a sustainable business without focusing simply on cash. Listen in and learn the true value of your follows and fans, why information is now a commodity worth more than money and how technological and digital opportunities are changing the way we do business, reduce friction and better serve our customers and clients.   New Book Launch - 3rd December 2020 ‘Reinvent Yourself’ With Gerald Ratner   Check out Rob’s supporter Facebook programme for more exclusive updates, lessons and courses on entrepreneurship, business, mindset, money and more. bit.ly/Robsupporter   KEY TAKEAWAYS   Your follows fans and subscribers are much more of a currency to your business than money. In theory, each subscriber, opt-in or follower is worth a minimum £1 per year to your business. Cash in your company comes and goes but once you’ve secured a follower, fan or subscriber you’ve got them for life.   Information is far more powerful than money. Information is now a commodity in business that you can trade, give and offer your customers, clients, followers and fans. The more information you can learn, the more information you can monetise through courses, teaching, practices and events and as a result you will become an expert and an authority.   Technology that makes our lives faster, easier, better and more integrated is far more valuable than money. The tech available to your business to optimise, systemise and revolutionise is only growing exponentially and bringing about more opportunities for growth.   Building your business brand, personal brand and ensuring goodwill in the mindset of your audience is worth much more to your business than money. If you can be in the mind space of your customers when they think about a product or service in your niche then you will grow your business rapidly. Trust with your audience and your customers is the greatest currency to have in business. Money loves and follows trust and if you can build up trust in all areas of business by servicing your customers and solving problems you will see acquire more partnerships, sponsorships and collaborations.     BEST MOMENTS   “Most people think that you need money to make money” “There are many more assets to make cash that cash” “We’re moving towards a cashless society” “Much of my revenue comes from my books and my content. It comes from the content I produce.” “Where you can use technology to remove friction you will speed up the payment process for your customers” “Technology mixed with digital is the future and you need to embrace it.” “A trust or reputation can take 10+ years to build”   VALUABLE RESOURCES https://robmoore.com/ bit.ly/Robsupporter MONEY BOOK   ABOUT THE HOST Rob Moore is an author of 9 business books, 5 UK bestsellers, holds 3 world records for public speaking, entrepreneur, property investor, and property educator. TPP402: 3 property investors tell us about investing during the year of Covid
Have you been investing during Covid? Well, if you haven’t been investing during Covid, these three property investors certainly have.  Trying to build a portfolio is hard enough, nevermind trying to do it in the middle of a worldwide pandemic.  Naturally, it’s brought challenges for everyone. But it’s how you work through those challenges that will set you apart from others who have been investing during Covid. If you’re at a bit of a sticking point and you’re not sure if investing during Covid is the right thing for you, then today’s episode should certainly help. Here’s what to expect on this week’s property podcast episode On today’s episode Rob & Rob are talking to three investors who have certainly come across challenges whilst investing during Covid. You may recognise these three investors as Iain, Sarah and Steve. A panel of investors that we’ve spoken to a number of times before.  We like to check in with Iain, Sarah and Steve every now and again to see how they’re getting on with their investment journeys.  So we thought now would be a better time than ever to see how they’re getting on with investing during Covid.   In the news In the news this week we have a positive news story, hooray!  Safety checks eased to help flat owners ‘in limbo’. A lot of investors have been having issues trying to sell or refinance their property due to needing an EWS1 form. This came into place after the Grenfell Tower disaster, and is designed to show that there are no safety issues with the building. The good news is that it came out recently that the form won’t be needed for properties that don’t have cladding – and although there’s still confusion in the industry about exactly when it’s needed, this latest announcement certainly seems like good news for a lot of property owners and investors.   Hub extra This week’s Hub Extra is a quote for you. It’s the perfect quote to sum up the qualities needed to be successful in this current climate. ‘Success is no accident. It is hard work, perseverance, learning, studying, sacrifice and most of all, love of what you are doing or learning to do’ - Pele. Which we think is pretty spot on for right now.   Let’s get social We’d love to hear what you think of this week’s Property Podcast over on Facebook, Twitter or Instagram. You might even have a topic you’d like us to cover in the future - if so, pop us a message on social and we’ll see what we can do.   Make sure you’ve liked and subscribed to our YouTube channel where we upload new content every week!  If that wasn’t enough, you can also join our friendly property community on the Property Hub forum.
