In the interview, Gary Hersham, the founder of Beauchamp Estates, discusses the state of London's super prime property market. He mentions that sales have been strong, especially in Mayfair, with Grosvenor Square being a hot spot for mansion purchases by Indian and Middle Eastern buyers. Europeans and Americans, on the other hand, are more inclined to purchase serviced apartments, attracted by the convenience and amenities they provide.
Gary highlights the grand reception rooms as a new unique feature in the market. He also mentions the most expensive rental was 85,000 pounds a week for one and a half years, and wealthy renters usually search for properties while their permanent homes are being renovated. When asked about new wealth coming into London recently, he stated that no nationality stands out more than others at the moment.

In the part II of the Property Market Update Q1 2023, we discuss the challenges of the rental market in prime central London. We discuss this topic with our guests, Tom Bill, Head of UK Residential Research, Marcus Dixon, Director of UK Residential Research at JLL, and Liam Monaghan, Managing Director of LCP.

Landlords are leaving the market due to tax changes, but there is a lack of new landlords entering the market to replace them. This has resulted in a shortage of rental stock and rising prices. Build-to-Rent is part of the solution, but it is only a small proportion of the market and cannot scale quickly enough to meet demand. The rental market needs more regulation, but isolating individual landlords will not help first-time buyers get onto the property ladder. Providing good property management and refurbishing properties can help to manage the situation. However, challenges loom on the horizon, such as the need to bring properties up to a C rating for EPCs, especially in conservation areas. The experts believe that the rental dilemma is an ongoing challenge that will continue to be an issue in the short to medium term, and forecast that rents will outpace prices over the next five years due to a lack of supply.

With over 18 years of residential research experience, Marcus previously worked at LonRes as the Head of Research and Data Analysis, where he established the research department in 2015.

Our guest today is Katherine Simpson, Partner at a London law firm. Katherine is a recognised expert in the specialist field of leasehold enfranchisement, particularly renowned for her expertise in the Leasehold Reform Act 1967, and recommended by Legal 500 UK for the year 2022.
We touch upon the history of leaseholds and focus on leasehold enfranchisement, examining the proposed changes for lease extensions as outlined in the January 2020 consultation paper. We talked with Katherine about the expenses of obtaining a lease extension or collective enfranchisement, reforms that are being suggested, and who is exempt from them.
Leasehold extension and leasehold enfranchisement are two related but distinct concepts in the context of property ownership.
Leasehold extension refers to the process of extending the length of a leasehold, giving the leaseholder more time to occupy the property. This can be done by negotiating with the freeholder or through a legal process.
Leasehold enfranchisement, on the other hand, is a broader concept that includes the option of extending a leasehold but also gives the leaseholder the right to purchase the freehold of the property, giving them full ownership rights.

Our guest in today's podcast is Thomas Jefferies, an experienced property litigation barrister and an authority on the subject of leasehold enfranchisement.
When it comes to leasehold enfranchisement, not all of the changes done by tenants add to the property, most of them are just repairs. From a valuation point of view, to be legally categorised as an improvement, a change needs to make the property worth more. This can be seen as unfair on the tenants as they pay for all that work, but then have to pay the additional value in all evaluations.
On the topic of Do's and Don'ts, Thomas's advises all tenants to keep all the records of the improvements done during the lease. For landlords, Thomas recommends an inspection every few years, looking for unauthorised alterations.

At a time of year when we count our blessings and think of those less fortunate than us , we spoke to the founder and president of "Give a Child a Brighter Future" - Mrs Lynna Kalo - who shares her passion and journey with us.
Founded in 1985 by a group of ladies wanting to help, it started as a small charity in order to provide gifts and much needed recreational and educational opportunities to children of a country torn by civil war, Lebanon.
Through fund raising, Give a Child a Brighter Future gathered toys and school equipment for over 16,000 children. The Charity was able to create up to 10 libraries across the country to benefit children in need.
